Give a Personal Guided Tour of Your Home

By far, the most certain thing you could do to sabotage the sale of your home is to BE home when your place is being shown! Be sure and eagerly greet potential home buyers at the door and follow them from room to room, explaining all the details of your home. Make sure they appreciate all upgrades and personal touches you’ve made to the home by pointing each and every one out along the way!

Don't Forget the Other Senses

So I’ve given you a few pointers on how to visually screw up a walk-through, but let’s not forget about attacking the other senses as well—the sense of smell can be very influential as well!

Prior to a scheduled walk through (and you can probably prepare as early as 12 hours ahead), use heavily scented perfumes, laundry soaps, or even cook. If you decide to go the cooking route, please use fragrant ingredients such as garlic, seafood, or Thai fish sauce. There’s nothing like a good, strong whiff of pungent ethnic food to create a lasting first impression!

Play Up the Curb Appeal

The first impression is the strongest impression for sure, and one way to make a big first impression on potential buyers is to stage properly. Decorate with garbage, recycling and yard waste bins. Add bikes and skateboards for an even more personal touch. Also an improperly maintained landscape might even deter visitors from entering the home, if you’re lucky. An extra benefit—any neighbors employing these strategies will also be helpful in preventing the sale of your home.

 

Pets Add Character

What could be more welcoming to a potential buyer than a human-sized dog waiting at the door to jump up and greet them?! I suppose a small pack of indoor cats strewn around the home might be equally appealing, but the point is, whatever pet you have, make sure you make the most of it. By leaving your pet (or signs of your pet) clearly visible, potential buyers will most certainly appreciate your compassion for living creatures.

Show off Your Sense of Style!

Have a unique flair for style? If so, this is your chance to show it off! Stay away from non-offensive neutral colors and patterns in room decor. Make sure and decorate, decorate, decorate! Fill shelves with knick knacks, leave out unique artwork, and by leaving no space untouched, it will be impossible for looky-loos to picture themselves in your home!
